Second Acquisition for London & Scottish

Acting on behalf of London & Scottish, Richard Fisk of Pudney Shuttleworth has acquired their second office in Leeds, this time paying £7,575,000 for CGU House on Boar Lane. The 50,763 sq ft office is let in its entirety to Aviva at a passing rent of £1,014,500 pa and the price paid represented an attractive yield of 12.66% and a capital value per square foot of £150. Aviva's lease runs to September 2017.
Boar Lane has benefited from substantial infrastructure investment partly as a result of the new Trinity Shopping scheme which has breathed new life into this important part of the City. With the proposed Trollybus route also using Boar Lane the location will be further enhanced.
