Chancellor Court, The Calls, Leeds acquired for £6.1 million

Acting for London & Scottish on their first acquisition in Leeds, Richard Fisk of Pudney Shuttleworth secured the deal amongst fierce competition as the regional investment market sparked into life during the mid point of 2013.
Chancellor Court, built in the early 1990's, comprises two office buildings totalling some 41,479 sq ft located in the popular Calls area of Leeds just a short walk from the new Trinity Shopping scheme and close to a wide range of leisure and other amenity uses.
The property is fully let to a number of tenants and produces a total rent of £836,739 pa.
The purchase price of £6,100,000 represents a highly attractive initial yield of 12.55% and a capital value per square foot of circa £147.
